What a Commercial Insulation Contractor in Austin Has to Get Right

Commercial work is not residential work at a bigger scale. Three things separate a contractor who can run a commercial job from one who cannot. We have been doing all three for 25+ years.

Code

Commercial buildings answer to the energy code, and the inspector signs off before the project moves. We pull the right product and the right R-value for the assembly so the building passes the first time instead of getting punch-listed back to you.

Schedule

A commercial project is a chain of trades, and insulation sits in the middle of it. When the insulation sub does not show, the drywall slips and the whole job slips. We sequence around the trades ahead of and behind us, and we put a foreman on the job so the GC has one person to call.

Working in an Active Building

Retrofits often happen while the building is in use. We plan the work around tenants, hours, and access so the business underneath us keeps running while we get the envelope handled.

Commercial buildings we insulate

Offices, warehouses, retail, and gyms. Spray foam, blown-in, and removal, matched to the building and the code. We’ll tell you straight what fits.

Offices and commercial interiors

Office retrofits and new buildouts, including energy-code work and interior comfort. We handle spray foam, blown-in, and batt depending on the assembly and what the code calls for.

Warehouses and metal buildings

Metal buildings are where spray foam earns its keep. Closed-cell foam seals the envelope, controls condensation on the steel, and brings a hard-to-condition space under control. We spray warehouses, shops, and distribution space across the metro.

Retail buildouts

Retail spaces on a tenant-improvement timeline need an insulation sub who fits the GC’s schedule. We work the buildout window and keep our part of the critical path on time.

Gyms and large-volume spaces

Open, high-volume rooms are hard to heat and cool, and a gym adds humidity and noise on top of that. We insulate the envelope so the HVAC can hold the space, and so the room is quieter for the people in it.

How We Run a Commercial Job

Every job, commercial or residential, runs through the same six steps. On commercial work the pre-walk and post-walk are where the GC sees the difference, because that is where we confirm scope against the plans and confirm the finished work before we leave.

1

Free Estimate

We look at the building and the plans and put a real number on it.

2

On-Site Inspection

We assess the assemblies, the access, and the conditions the crew will work in.

3

Evaluation

We match product and R-value to the code and flag anything that affects sequence.

4

Pre-Walk

We walk the scope against the plans with the GC or owner. No surprises.

5

Install

The crew works the job with a foreman on site, sequenced around the trades.

6

Post-Walk

We walk the finished work before we leave so nothing comes back on a punch list.

Multi-Site and Program Work

For owners and GCs running more than one building, we run the work as a program rather than a string of one-off jobs. Same six-step process on every site, a foreman on each crew, and one point of contact across the portfolio. The process does not change when the crew or the building changes, which is what makes a multi-site rollout predictable instead of a gamble on which crew showed up that day.

Prevailing Wage, GCs, and Terms

We are set up to run prevailing-wage jobs and we have worked under general contractors on commercial and apartment projects. For commercial accounts we work on net-30 terms.

We have worked under general contractors including Maverick Windows and others in the Austin Metro area.

Why Building Owners and GCs Pick H&O

  • 25+ years in the trade, 8 years building this brand. Joey has worked every side of insulation, from selling it to installing it to running the company. That depth is what lets a small operation take on commercial work most shops its size cannot.

  • The same crew. Some of the crew has been with Joey 15+ years. You get people who have done the work before, not whoever was available.

  • Competitive bids. We are often the lowest bid, and when we are not, the reason is on the table. No games on the number.

  • Built for commercial. Prevailing-wage capable, GC experience, net-30 terms, and the multi-site capacity to run a program across buildings.

Same crew. Same six steps. Every job.

Free estimate, on-site inspection, evaluation, pre-walk, install, post-walk. Whether it is an office retrofit or a warehouse spray-foam job, every commercial insulation contractor in Austin should run a process you can hold them to. This is ours, and the foreman stays on it from the pre-walk to the post-walk.

Commercial Insulation Questions

Are you set up for prevailing-wage commercial jobs?2026-06-19T11:34:25-05:00

Yes. We run prevailing-wage jobs and handle the certified payroll and reporting that come with them. If your project is publicly funded or carries a wage determination, tell us up front so we scope it correctly from the first bid.

Do you work as a subcontractor under a general contractor?2026-06-19T11:35:40-05:00

Yes. We have worked under GCs on commercial and apartment projects, and we know how to fit into a job that someone else is running. We carry our own general liability, our subs carry theirs with certificates, and we put a foreman on site so you have one person to coordinate with instead of chasing a crew.

What payment terms do you offer commercial accounts?2026-06-19T11:39:37-05:00

Commercial accounts run on net-30. On larger jobs we structure a deposit and progress draws against the work completed, and we lay that out in the bid so there are no surprises on the invoice. Residential jobs work differently, but for commercial and GC work, net-30 is the standard.

Can you insulate a building while it stays open and occupied?2026-06-19T11:40:39-05:00

Yes, and a lot of our commercial work is exactly that. We plan around your hours, your tenants, and your access so the business underneath us keeps running. That means staging the work in sections, working off-hours where it makes sense, and keeping the crew out of occupied space until it is ready.

How do you keep insulation from slipping the construction schedule?2026-06-19T11:40:59-05:00

Insulation sits in the middle of the trade sequence. When the insulation sub does not show, the drywall slips and the whole job slips behind it. We sequence our work around the trades ahead of us and behind us, and we keep a foreman on the job so the GC has one number to call if anything moves. We tell you where we fit in your timeline before we start, not after.

Can you handle insulation across multiple sites or locations?2026-06-19T11:41:19-05:00

Yes. For owners and GCs running more than one building, we run the work as a program instead of a string of one-off jobs. Same six-step process on every site, a foreman on each crew, and one point of contact across the whole portfolio. The process does not change when the building or the crew changes, which is what makes a multi-site rollout predictable.

Are you licensed and insured for commercial work in Texas?2026-06-19T11:41:46-05:00

Texas does not require a state license for insulation work. We carry $1M / $2M general liability through Travelers and provide certificates on request before any job starts. Our subcontractors carry their own general liability with ACORD certificates. We are not bonded, so if your project requires a bond, tell us during the bid and we will be straight with you about what we can and cannot take on.

How do you make sure the building passes energy-code inspection?2026-06-19T11:42:03-05:00

Commercial buildings answer to the energy code, and the inspector signs off before the project moves forward. We match the product and the R-value to the assembly and to what the code calls for, whether that is closed-cell foam on a metal building or batt and blown-in on an office buildout. We get it right the first time so the work does not get punch-listed back to you and hold up your certificate of occupancy.

Where we work

We work two Texas markets with crews active every week. Our Austin work covers the full metro, from central Austin out through the surrounding suburbs. We also run jobs in Corpus Christi and the surrounding coastal communities, and we travel for commercial work across Texas. Residential, commercial, and multi-family.

Austin

VIEW SERVICES

Our primary service area. We run crews across Austin and the surrounding suburbs every week — Cedar Park, Round Rock, Pflugerville, Leander, Georgetown, Lakeway, Bee Cave, Buda, Kyle, Manor, Hutto, and Dripping Springs. Residential, commercial, and multi-family.

Corpus Christi

VIEW SERVICES (coming soon)

Our second market. We work across Corpus Christi and the surrounding coastal communities. The climate problem in Corpus is different from Austin — coastal humidity, salt air, and a building stock that ranges from 1950s slab homes to new construction. We adjust the product mix to fit.
